FHFA has recently updated their affordable housing policies for Fannie Mae and Freddie Mac, focusing on their 2025-2027 Duty to Serve (DTS) plans. These plans prioritize manufactured housing, rural housing, and affordable housing preservation, with increased investments in Housing Tax Credit (HTC) properties, particularly in rural areas. The FHFA also introduced new housing goals for both single-family and multifamily homes, emphasizing support for low- and very low-income households. While the GSEs face challenges like rising construction costs and higher interest rates, they are expected to meet benchmarks that help address the affordable housing crisis. According to Novogradac, GSEs’ continued participation and FHFA oversight are crucial for tackling the nation’s housing needs.
